I draft all the appropriate documents such as purchasing agreements or any closing documents that you may need, including title insurance. I guide you through every step from initial offer to final closing.

I also conduct a title search to make sure that there are no encumbrances or boundary disputes. I mention this separately because it is extremely important. The last thing you want to have happen is to discover that the land you just purchased belongs to someone else, or that another person is allowed to have access to your private property, and there is nothing you can do about it. With due diligence, I can bring these problems to your attention before you buy.

Why Hire a Lawyer?

A lot of realtors and loan officers will try to steer buyers away from retaining an attorney. They believe that having me on your side will slow everything down. That simply isn't true. I have title searchers in every county where I practice. I understand that the seller wants the money and the buyer wants to move into a house as soon as possible.

In Pennsylvania, you are not required to retain a lawyer for a residential real estate sale or purchase. However, paying a reasonable legal fee now could save you thousands in the future. If a legal problem arises during closing, for example, the only person who can legally explain the documents to you is an attorney. If I'm there, I can clear up any contract dispute and help the closing go forward. If there is no lawyer, then you are forced to reschedule the closing--and that does slow everyone down.
